The short version

Prior Lake is a 28,000-person suburb about 26 miles southwest of Minneapolis, built around a 1,340-acre lake system. Fifteen lakes within city limits. Fifty-one parks covering 1,000+ acres. Strong school district. Low property taxes. A community calendar full enough that I built a whole website around it.

I’ve been in Prior Lake for over 40 years. Raised my kids here. Sold homes here for 22 years. This page is everything I’d tell a friend who was thinking about moving to Prior Lake, organized so you can dig into whatever matters most to you.

Location and geography

Prior Lake sits in Scott County, about 26 miles southwest of downtown Minneapolis. It’s not the closest suburb to the city, but honestly the commute isn’t as bad as people expect. The tradeoff is more space, more water, and a pace of life that feels noticeably different from the inner-ring suburbs.

The city is anchored by Upper Prior Lake (415 acres) and Lower Prior Lake (925 acres), connected by a navigable channel. Spring Lake (590 acres) connects via a natural channel too. The water isn’t off to the side somewhere. It runs through the middle of town and shapes how people live here.

Key distances: Eden Prairie’s business corridor is 21-23 minutes. Mall of America and MSP Airport are 20-25 minutes. Downtown Minneapolis is 31-36 minutes with no traffic. St. Paul is 35-45 minutes and honestly not a great daily commute from here.

Schools

Prior Lake-Savage Area Schools (ISD 719) serves about 8,777 students across 13 schools. Niche gives the district an A- rating, ranking it #1 in Scott County and #26 in Minnesota. The graduation rate runs 95-97%. It’s Minnesota’s only K-12 E-STEM (Environmental Science, Technology, Engineering, and Math) program.

Standout schools include Jeffers Pond Elementary, ranked in the top 5% statewide, and La ola del lago at Grainwood, which is the district’s Spanish immersion program. Prior Lake High School carries a 97% graduation rate and an average ACT score of 27.

Both of my kids have gone through PLSAS schools. I went to the private catholic school in town for K-8 and then to a private high school outside of Prior Lake, so I’ve seen the area’s education from a few different angles. The district is redrawing attendance boundaries for 2026-27, with WestWood Elementary closing as a neighborhood school and La ola del lago relocating to the WestWood building. If you’re house-shopping right now, checking which school your address feeds into matters more than usual.

Neighborhoods and housing

Prior Lake’s housing covers a wider range than most people expect. Entry-level starts in the low $300Ks in neighborhoods like Timber Crest Park, Wilds Meadows, and Brooksville Hills. Townhomes and condos start around $215K. Mid-range established neighborhoods like Jeffers Pond, Glynwater East, and Oakwood Hills sit in the $400K-$700K range. And then there’s the luxury tier: The Wilds, Legends Club, The Territory, and lakefront properties that can run from $700K to well over $3 million.

New construction is active too. Scenic Bay Estates, Harvest Bluffs, Tara Farm, and Springview Meadows are bringing new inventory. Custom builders like Moderno Homes, Ron Clark, and OneTenTen are building on individual lots around town.

Cost of living

Prior Lake’s overall cost of living runs about 16% above the national average, with housing being the biggest factor at 63% above. That sounds steep until you compare it to other well-rated Minneapolis suburbs. The median household income here is $130,278, which gives some context for why the market supports these prices.

Property taxes are actually a bright spot. Prior Lake’s effective rate runs approximately 0.99%-1.19%, which is one of the lowest in the metro and the lowest in Scott County. Median annual tax bills land around $4,058-$4,418. You’re paying a premium on the home itself, but the tax rate is favorable.

If you’re looking at entry points, the Scott County CDA Community Land Trust program offers below-market homeownership pathways. And neighborhoods like Eagle Creek Villas (lower $400s) and Woodview Estates (upper $300s) provide options without sacrificing access to the same schools, parks, and lake.

Lake life

This is the thing that sets Prior Lake apart from every other south metro suburb. The lake system isn’t a feature on the edge of town. It’s the center of gravity.

Two public beaches: Sand Point Beach ($7/day or $60 season pass for parking) and Watzl’s Beach (accessible by boat or a half-mile walk). Boat launches at Sandpoint and Dewitte Public Access. Six public fishing docks. Kayak storage racks at Lakefront Park. Boat rentals from Your Boat Club, Prior Lake Pontoon Rental, and Knotty Oar Marina.

Fishing is solid. Walleye, largemouth and smallmouth bass, bluegills, crappies, and northern pike. Upper Prior Lake has a special crappie limit of 5 per day. Lower Prior Lake hits a max depth of 60 feet.

In winter, the lake doesn’t shut down. It changes modes. Ice fishing, skating at the outdoor rinks at Lakefront Park, and the view from Charlie’s on Prior when the lake is frozen and the sun is low.

Parks and recreation

49 parks. 1,000+ acres. 80+ miles of trails.

Highlights: Lakefront Park is the flagship, with a pavilion, beach, playground, ball fields, ice rinks in winter, and a sledding hill. Cleary Lake Regional Park offers year-round recreation including golf, a campground, swimming beach, cross-country skiing, and a 28-acre off-leash dog area. Spring Lake Regional Park covers 374 acres with eagle watching, old-growth forest, a 10-acre dog park, and snowmobile trails that connect into the state system. Murphy-Hanrehan Park Reserve has one of the best mountain biking trails in the metro, with 9.6 miles and 508 feet of elevation gain.

Winter doesn’t slow things down here. Cross-country skiing and snowshoeing at Cleary Lake, ice skating and hockey at Lakefront Park’s outdoor rinks, sledding on the Lakefront hill, snowmobiling at Spring Lake. Indoor golf simulators at The Wilds (1,800+ courses in 4K), Legends Club, and LaunchPad if the weather wins.

Dining, events, and community

Prior Lake punches above its weight on restaurants. Charlie’s on Prior has the waterfront views. PLate on Main does upscale American. Perron’s Sul Lago covers Italian. TJ Hooligans is the Irish pub. Boathouse Brothers Brewing opened downtown and became a gathering spot fast, with a different food truck parked out front most nights.

Events are a big part of the identity here. Lakefront Music Fest draws 20,000+ in July (2026 lineup: Keith Urban and Billy Idol). Prior Lake Days fills the town in August with Sip and Stroll on Friday night and activities all weekend. The Farmers Market runs Saturdays from May through October. DecemBRRR Dazzle and Winterfest keep things going in winter. Prior Lake Plunge has raised over $3.1 million for Special Olympics over 17 years.

The homeownership rate is 86%. The events calendar runs year-round with youth sports, school fundraisers, community events, and the Saturday Farmers Market. It has a “town” feel that you don’t always find in newer suburbs.

Safety

Prior Lake’s total crime rate runs about 21% below the national average. The violent crime rate is 158 per 100,000, well below the national figure. Niche gives it a B- for crime and safety. The city employs 26 police officers for roughly 28,000 residents, and 88% of residents report feeling safe.

Year-to-year numbers can bounce around in a city this size. The long-term trend is what matters, and it’s consistently below average.

Commute and transportation

Prior Lake is not a close-in suburb, but honestly the commute isn’t as bad as people expect. Downtown Minneapolis is 26 miles and 31-36 minutes in good traffic. Rush hour adds time, but that’s the tradeoff for living on a lake with 1,000 acres of parks.

The flip side: if your job is in Eden Prairie, Bloomington, or anywhere along the 169/494 corridor, the commute is very reasonable. Eden Prairie is 21-23 minutes. Mall of America and MSP Airport are 20-25 minutes.

MVTA provides bus service: Route 490 express to downtown Minneapolis, Route 495 to Mall of America and MSP Airport, and Route 447 connecting locally to Savage and Burnsville. Southbridge Park and Ride offers free commuter parking.

Worth noting: a lot of people who live here don’t commute every day anymore. The median household income of $130K and the shift toward remote and hybrid work mean a lot of residents chose Prior Lake for the lifestyle and only go into the office a couple days a week.

History and identity

The Dakota people called the lake Bde Maya Tho, meaning “Lake of the Blue Banks.” Charles Prior arrived with the Chicago, Milwaukee, and St. Paul Railroad in 1872, and the city was incorporated in 1891. For most of its history, Prior Lake was a small farming community. The population boom came later, and the town has grown from a few thousand to nearly 28,000 with projections pointing toward 37,500 by 2040.

The Shakopee Mdewakanton Sioux Community (SMSC) has a significant presence here. Mystic Lake Casino is one of the largest casinos in the Midwest. The SMSC’s community investments touch everything from local infrastructure to regional charitable giving.

The farming-community roots still show up in the culture. This isn’t a suburb that was built all at once by a master developer. It grew up around the lake, and that gives it layers and character that newer suburbs don’t always have.

Practical info for new residents

Is Prior Lake a good place to live?

Niche gives Prior Lake an overall A grade. 96% of residents rate quality of life “good or excellent.” I’m obviously biased, but the numbers back it up. Strong schools, low taxes relative to home values, a real lake with real access, more parks than you can use in a year, and a full events calendar backed by strong local organizations.

It’s not perfect. The commute to Minneapolis is real. The cost of entry is higher than some neighboring cities. And if you’re looking for urban amenities or nightlife, you’re going to be driving to get them.

But for what it is, a lake town with strong schools, good parks, and a sense of place that doesn’t feel manufactured, it’s hard to beat in the south metro.
